The zoning and spatial organization is broken up into four main categories of the program seen in the color coded legend below.
The retail spaces and common spaces (seen in green) happen primarily at street level to encourage an active street atmosphere.
The support spaces including mechanical space, vertical circulation, restrooms, and service entry are pushed to the back, against
the 8 story building because these spaces require the least amount of daylighting. The dining is raised up to the second and third floors
to isolate them from the noise at street level, and to provide better views of Market Square. The Theaters are also on the second and third
floors to isolate from the noise at street level, but this creates an issue with life safety due to fire egress requirements.
